Luxury Senior Living on Turtle Creek

Vivante Turtle Creek rises 20 stories at 2505 Turtle Creek Blvd — one of Dallas's most prestigious addresses. The tower delivers 164 assisted living units and 29 memory care suites in a building that reads as luxury residential, not institutional. Two levels of underground parking, resort-grade amenities including an indoor pool, golf simulator, and chauffeured Mercedes service. ANDRES is managing a project where the finish expectations match the address.

Hospitality Standards in a Healthcare Setting

Senior living at this price point borrows from luxury hospitality — but the code requirements belong to healthcare. Every finish, every amenity, every corridor width has to satisfy both the resident experience and the regulatory framework governing assisted living and memory care. ANDRES is navigating that dual standard across 293,713 square feet of program.

Complexity highlights

Below-Grade Parking in Turtle Creek Geology

Two levels of underground parking at a site adjacent to Turtle Creek. The water table, soil conditions, and proximity to the creek itself create foundation and excavation challenges that don't exist on a typical Dallas high-rise site. Shoring, dewatering, and waterproofing are all elevated in scope.

Memory Care Life Safety Integration

Memory care units require specialized security, egress control, and monitoring systems that integrate with the building's life safety infrastructure. These systems must be invisible to residents while meeting strict regulatory standards — a design and construction challenge that goes well beyond standard residential work.

Team continuity

ANDRES's senior living team brings direct experience from The Stayton and other CCRC projects. The team understands the intersection of healthcare code, luxury finishes, and the operational needs of senior living operators — a combination that eliminates the learning curve most general contractors face on their first senior living high-rise.
