Touchmark at Emerald Lake is a 265-unit senior living community spread across seven buildings on 80 acres in McKinney — anchored by an 11-acre lake. The program includes 149 independent living units, six casitas, 84 assisted living units, and 32 memory care suites. At $98M and 442,000 SF, it's a campus-scale build that required coordinating seven simultaneous construction fronts across a site larger than many commercial developments.

Landscape as Infrastructure

The 11-acre lake isn't decorative — it's a stormwater management system, a site-grading constraint, and a resident amenity that drove building placement, utility routing, and construction sequencing. Every building's relationship to the lake had to be planned before the first foundation was poured. ANDRES managed the lake as a permanent site condition, not a feature to work around.

Complexity highlights

Seven-Building Site Coordination

Seven buildings under simultaneous construction on an 80-acre site means seven independent foundations, seven structural systems, and seven MEP packages — all sharing a single site infrastructure of roads, utilities, and stormwater management. Material delivery, crane placement, and subcontractor sequencing had to be orchestrated across a site where buildings were separated by hundreds of yards.

Lakeside Construction and Grading

Building around an 11-acre lake introduces geotechnical complexity — variable soil conditions near the water's edge, stormwater detention requirements that tie directly into the lake system, and grading constraints that protect the lake's shoreline ecosystem while providing accessible paths for residents with limited mobility.

Team continuity

ANDRES ran the seven-building campus as a coordinated program rather than seven separate projects, with a unified site logistics plan that kept all construction fronts advancing without competing for access roads, staging areas, or shared utility tie-ins.
