The program includes 149 independent living units, six casitas, 84 assisted living units, and 32 memory care suites. At $98M and 442,000 SF, it's a campus-scale build that required coordinating seven simultaneous construction fronts across a site larger than many commercial developments.
Landscape as Infrastructure
The 11-acre lake isn't decorative — it's a stormwater management system, a site-grading constraint, and a resident amenity that drove building placement, utility routing, and construction sequencing. Every building's relationship to the lake had to be planned before the first foundation was poured. ANDRES managed the lake as a permanent site condition, not a feature to work around.
Team continuity
