Uptown Density Done Right

Stella sits at 2112 Boll Street in State Thomas, one of Uptown's most established residential neighborhoods. The six-story, 210-unit building had to fit the scale and character of the surrounding context — a mix of historic homes, mid-rise apartments, and retail — while delivering the unit count and amenity package that the Uptown market demands. ANDRES built the project on a tight urban site with limited staging area, threading construction logistics through active neighborhood streets.

Amenities as Architecture

Stella's amenity program — rooftop terrace, pool courtyard, fountain garden — is integrated into the building's architecture rather than bolted on. The pool courtyard sits at the center of the building, creating a private outdoor room shielded from street noise. The rooftop terrace provides downtown views from a six-story vantage point. ANDRES built these spaces as structural elements of the building, not afterthoughts, which required coordination between structural, landscape, and waterproofing trades from the earliest phases.

The State Thomas site offered minimal staging and laydown area. Material deliveries, concrete pours, and crane operations had to be scheduled around neighborhood traffic patterns and adjacent property access. ANDRES implemented just-in-time delivery protocols to keep the site moving without overwhelming the surrounding streets.

Integrated Courtyard Waterproofing

The central pool courtyard sits above occupied space, requiring a multi-layer waterproofing assembly that had to perform flawlessly from day one. Any failure would affect residential units below. ANDRES coordinated structural, waterproofing, pool mechanical, and landscape trades in a sequence that allowed no rework — the assembly had to be right the first time.

ANDRES's Uptown multifamily experience — built across multiple projects for Alamo Manhattan in the same submarket — meant the team already understood local permitting, neighborhood coordination requirements, and the specific trade base that delivers in this part of Dallas.
