Phase One of a 2,800-Bed Master Plan

Culpepper at College Station is the first phase of an ambitious master plan directly across from Texas A&M's campus. 316 units configured for 953 beds, a 7-story parking garage with 750+ spaces, and 6,335 square feet of ground-floor retail. At 752,500 SF, the scope is closer to a mixed-use development than a typical student housing project. ANDRES is delivering a Phase 1 that has to function independently while setting the infrastructure for phases that will eventually house 2,800 beds.

Student Housing at Scale

Student housing operates on an immovable calendar — units must be ready for fall move-in regardless of weather delays, supply chain issues, or permitting complications. The 953-bed count means 953 leases with fixed start dates. ANDRES is managing a schedule where the penalty for missing the deadline isn't a contract clause — it's 953 students with nowhere to live.

Integrated Parking Structure

A 7-story parking garage with 750+ spaces constructed simultaneously with the residential building. The garage has its own structural system, foundation loads, and waterproofing requirements, but shares site logistics, utilities, and a coordinated schedule with the residential program. Two major structures, one delivery date.

Fall Move-In Hard Deadline

Student housing has no schedule flexibility. The academic calendar dictates delivery, and 953 pre-leased beds create a hard deadline that no amount of liquidated damages can soften. Every construction decision filters through one question: does this help or hurt the August delivery?

Team continuity

ANDRES's multifamily team has managed projects with immovable deadlines before, but student housing adds the pressure of a pre-leased building with hundreds of individual occupants counting on a specific move-in date. The team's scheduling discipline — developed across decades of high-rise and large-scale residential work — is what makes a 752,500 SF project trackable to a single calendar date.
